The median price for a house in Carlow now stands at €250,000, latest figures show.
This is well below the highest figure of over €600,000 in one area of Dublin.
Bagenalstown recorded a slightly lower median price of €243,000. Nearby Portlaoise had the same median price of €250,000 for a house, while Athy was slightly lower at €230,000.
The national Residential Property Price Index (RPPI) increased by 4.4% in the 12 months to December 2023, with prices in Dublin rising by 2.7% and prices outside Dublin up by 5.7%, latest figures show.
In December 2023, 5,063 dwelling purchases by households at market prices were filed with the Revenue Commissioners, down by 2.9% when compared with the 5,213 purchases in December 2022.
The median price of a dwelling purchased in the 12 months to December 2023 was €327,500.
The lowest median price for a dwelling in the 12 months to December 2023 was €165,000 in Leitrim, while the highest median price was €622,250 in Dún Laoghaire-Rathdown.
House prices are expected to keep rising despite increasing so much in the last few months that they are now above the levels reached during the Celtic Tiger boom.
In the year to last December, property prices rose by 4.4pc across the country as a whole, overtaking the Celtic Tiger property peak back in 2007.
December was the seventh month of consecutive increases.
