IN PICTURES: 'Huge potential' in derelict cottage close to Carlow border for €85,000

Cash buyer needs serious vision for fully derelict cottage on 0.5 acre rural site

A completely derelict and overgrown stone cottage in rural Laois has come on the property market, described as having "huge potential".

Shanragh Cottage is for sale at €85,000, but only to cash buyers. It is on a half acre site, and may qualify for the Croi Conaithe Government vacant homes grant of up to €70,000. More below photos of the interior.

The traditional Irish three room detached cottage measures 70 m², and is sited between Ballylinan and The Swan, almost equidistant from the towns of Abbeyleix, Portlaoise, Carlow and Athy.

The auctioneer Michael Connaughton says it "has huge potential to renovate and extend to bring the property back to life. This property could potentially be eligible for grants up to €70,000 with Croi Conaithe Fund for first time buyers/owner occupiers willing to refurbish derelict homes."

"This Grants has also been combined with sustainable Energy Authority of Ireland. Better Energy Homes Scheme which could potentially offer grants up to €26,000 in support. Shanragh is a townsland in County Laois, Close to the borders of Carlow and Kildare."

"Although in need of complete refurbishing this property offers the opportunity to any potential new owner to redevelop this cottage into a modern efficient home of their dreams or to replace the property with a brand new build (Subject to planning permission).
